Download speeds using Opal as a repeater are fraction of main network, upload speed normal

I have an Opal (GL-SFT1200) connected to the shared wifi in my apartment building so that I can have my own private network for my devices. I can get about 150down/40up when I connect directly to the building’s shared network, but connecting to the Opal is getting me about 30down/40up for both wireless and LAN.

I bought the Opal to replace a TP-Link AC750 WiFi Extender (RE220) because I need the additional LAN ports, and I am not having the issue with that old unit in the same conditions.

I not using any VPN or plugin, firmware is up to date, but I’m not very network savvy so I haven’t really touched any settings and maybe I’m missing something obvious. Any help is appreciated!

Is this a Wireless connection or wired?

For best speeds you want to use WPA2-PSK/WPA3-SAE or WPA3-SAE (older devices more not work with this so that could limit your options)
Next you want to choose a WiFi channel that is not crowded by other routers
Choose a bandwidth 80Mhz is the fastest but could have issues with older devices again or cause the channel to be crowded because of the overlap.

Generally speaking in extender mode the 150down/40up will be cut in half and then divided 3 times across the 2 LAN ports and Wireless network

Fast.com is a good speed test for individual devices on the network and internethealthtest.org is good for overall network speed.
